What is the difference between cancelling and transferring a contract?
When you cancel, the developer deducts a share of the total unit price, typically between 10% and 15% depending on your contract, and returns the rest in installments spread over years. When you transfer, your contract moves to a new buyer who pays you what you have paid in cash and continues the installments to the developer on your original terms.
What does selling with no over-price mean?
It means the unit is listed at exactly the amount its owner has paid, with nothing added on top. The seller recovers their money quickly and in full, and the buyer gets the original contract price, which sits below today's market price.
Is the transfer done officially with the developer?
Yes. The transfer happens inside the development company itself through its official assignment procedures, and the unit records change to the new owner's name on the company's system. This is different from a power of attorney. Fees and conditions vary by developer, which is exactly what we review with you up front.
What is the platform's commission?
1% on the buyer, on a completed transfer only. Sellers pay nothing at all, and there are no upfront fees on either side, not for assessment, listing, or document review.
Does the unit need to be delivered before I can transfer it?
No. Most transfers happen on units still under construction, held on a preliminary contract with the developer and with installments outstanding.
How does the buyer verify the figures?
Every unit's documents are reviewed before it is listed: the preliminary contract, payment receipts, outstanding balance, and the right to transfer under the contract's clauses. The published figures match the documents rather than the seller's word.
Do you work with brokers?
No. The platform connects the unit owner directly with the end buyer. We do not accept requests from intermediaries sourcing for clients, and we do not allow any over-price on the listed figure.
What happens if the developer refuses the transfer?
We review your contract clauses first, so we know the transfer conditions before your unit is listed at all. If there is a contractual barrier, we tell you at the start and stop there, and you pay nothing.
How long does the process take?
The initial assessment comes back within 24 hours, and document review takes two to four days. Finding a buyer depends on the unit and the price, and the transfer procedure itself follows each developer's own rules.
Do you buy the unit yourselves?
No. We are a platform that connects the seller with the end buyer and smooths the transfer procedure. Money moves between the two parties directly under the developer's process, not through us.
